Where in Greece do you offer your services?

We are located in Athens, Greece. We cover the entire Region of Attica for properties that require monthly attendance and maintenance. Yet, some clients have additional properties and land in other parts of the country. Please contact us for more information.

What type of repairs do you handle?

We arrange and supervise all types of repairs, such as electrical and plumbing, painting, a/c repairs, change of locks, broken windows, leaks, etc. We always hire professionals, and always get recipts so you know what you are paying for.

Do I need to have a Greek Tax Number?

If you own or about to aquire property in Greece, you will need to have a Greek Tax Number (AFM) at the Tax Office for Residents Abroad, in Athens. The Greek Tax Number is widely used in most dealings with government services.

How about our utilities when I am not in Greece?

Many owners disconnect their utilities while they are away. Usually, they do it to save costs. Although each case is different, we generally advise owners not to disrupt service for specific utilities. It helps them secure their property, while the costs are relatively low.

What do I need to do if I inherit property in Greece?

You need to get the will recognized by the Greek lower court, officially accept the inheritance at a notary public, pay the inheritance tax, and transfer title of the properties to your name. This takes time and effort, due to the amount of paperwork involved.

Are there property taxes and levies?

There are two property-related taxes and levies: Municipal taxes and levies charged on the electrical bill and paid by the occupant, whether it's an owner or a tenant; and the National Property Tax (ENFIA), which is an annual tax paid by the property owner.

Do I need to file a Greek tax return every year?

Only if you receive rental or other type of income in Greece. You will need to file an E1 Tax Return every year, and an E9 Update only if you bought, sold, inherited or experienced any whatsoever changes in the ownership interest you hold in a property.

Do I need to hire an accountant?

If you own real estate in Greece and receive rental income, you will need an accountant to declare the income. You will also need a myAADE profile, which is the tax department's e-services portal, in order to file taxes and rental agreements.
